The verified location

SERVICE AREA BUSINESSES · GOOGLE MAPS
Plumbers, roofers, cleaners, and other trades that travel to customers hide their address on Google. That does not hide them from proximity, and a GeoGrid scan shows exactly where the limit falls.
A service area business can rank with a hidden address, but hiding it does not remove proximity. Google still uses the verified location, so rankings usually weaken with distance from it. Service areas describe where you work, not where you rank. Extend reach by improving relevance and prominence, never with fake addresses.
HOW PROXIMITY WORKS
Google describes local ranking as a mix of relevance, distance, and prominence. When you hide your address, Google stops showing it to customers but keeps the verified location for distance. A searcher close to that point is likely to see you; a searcher in a town you serve 40 minutes away is competing with businesses verified in their own town.
That is why many service area businesses rank well around their base and poorly in the towns they most want to win. It is not a penalty for hiding the address. It is the same proximity effect every business has, without a storefront to make it obvious.
DO SERVICE AREAS MATTER?
Google Business Profile lets you list up to 20 service areas, and its guidelines say the overall area should not extend much beyond about two hours of driving time from your base. Set them accurately: they shape what customers see on your profile. In practice, adding a town to your service areas does not appear to make you rank there on its own. Distance from the verified location still applies.
If you have not set the profile up yet, follow the guide to creating a service area business on Google Business Profile first.
HOW TO READ A GEOGRID
A real GeoGrid scan of a hidden-address service area business will appear here.
The grid is centred on where Google has the business, even when the address is hidden. Expect the strongest positions here.
Every cell is your rank for one keyword as if someone searched from that exact spot. Lower numbers are better.
The point where results drop off shows your practical reach for that keyword. Compare it with the towns you want to serve.
Read one keyword at a time and compare scans with the same grid size and spacing. The GeoGrid rank checker runs this scan around your profile.
STEP BY STEP
Scan your main service keyword on a grid centred on the verified business location, wide enough to cover the towns you actually serve.
Note the direction and distance at which you fall out of the top results. That edge is your current practical reach for that keyword.
Choose the most accurate primary category, add the services you genuinely offer, and write a description that names the work and the area plainly.
Ask every satisfied customer for a review, keep citations consistent, and earn links from local organisations, suppliers, and associations.
A specific website page about the service in the towns you cover gives Google and customers something concrete to match, as long as it is useful and not a swapped-city template.
Run the same keyword and grid regularly so you compare like with like, and judge changes over weeks rather than a single scan.
EXTENDING REACH
Write pages that show real jobs, local conditions, and answers to common questions for the places you serve.
Ask customers to describe the job and where it was. Never script or incentivise review content.
Post finished jobs with photos from the area. It keeps the profile active and adds evidence of where you work.
Sponsorships, trade associations, and suppliers in the towns you serve can link to you and confirm the business exists.
Relevance is the lever you control most directly. Audit categories and services before chasing distance.
Ranking far from the verified location is hard for any business. Treat distant towns as a longer-term goal, not a quick win.
These are sound practices, not guaranteed outcomes. How far they move the edge of your grid depends on competition in each town. Trade-specific playbooks: plumbers, HVAC contractors, roofers, and electricians.
SUSPENSION RISKS
A suspension usually costs far more visibility than any of these shortcuts could gain. If a competitor is using them, report it through Google’s tools rather than copying it.
FREQUENTLY ASKED QUESTIONS
Yes. Hiding the address controls what customers see, not whether you can rank. Google still knows the verified business location and uses it, so rankings tend to be strongest near that point and weaker further away.
Hiding the address is what Google asks service area businesses to do, and following the guidelines is not a penalty. The limit you notice is proximity to the verified location, which applies whether the address is shown or hidden.
Service areas tell customers where you work. In practice they do not appear to extend ranking reach the way many owners expect; distance from the verified location, relevance, and prominence carry far more weight. Set them accurately anyway, within Google’s limits.
Google allows up to 20 service areas, and its guidelines say the overall area should not extend much beyond about two hours of driving time from where the business is based.
It shows your ranking for one keyword at each point on a grid around the business. For hidden-address businesses it usually makes the proximity effect visible: stronger positions near the verified location and weaker ones toward the edges.
Only if the business genuinely operates from the new location. Using a virtual office or someone else’s address to appear closer violates Google’s guidelines and is a common cause of suspension.
Common triggers include fake or virtual addresses, keyword-stuffed business names, duplicate profiles for areas without a real location, and showing an address where you do not serve customers. Fix these before doing anything else.
